The exterior of the house has to withstand cold, heat, moisture, wind, and time, while still expressing our style of architecture.

Our choice is the synthetic stucco EIFS system. EIFS are highly effective both as insulators and finishes. In order to have an energy efficient home it must be airtight, so we start the airtight seal at the roof fascia and seal the soffit to the foundation with stucco. This covering of the ICF walls completely stops water, air infiltration and heat loss. We now have a unvented attic that becomes part of the conditioned air space.
